WHAT SAFETY CERTIFICATES ARE REQUIRED?
The safety of your property and your tenants is the highest priority. UK legislation has been enacted that serves to increase the safety of houses by improving the design, installation, inspection and testing regimes of gas and electrical installations in residential properties, providing a peace of mind for both you and your tenant. These laws are strictly enforced and failure to comply can result in prosecution. The three principal certificates that you require (see below) can all be supplied by Quantum Plus+.
1. PorTable Applicance TESTING (PAT)
WHAT IS PAT TESTING?
PAT, or Portable Appliance Testing, is the process of examining electrical appliances and equipment to confirm that they are fully operational and safe to use. It involves a series of visual checks and electronic tests.
WHY IS IT IMPORTANT?
PAT testing is legal requirement placed on landlords to ensure that all ensure electrical equipment that they provide in their properties is properly maintained and safe to use.

- Good knowledge of electricity
- Proven experience of electrial work
- An adequate understanding of the appliance being tested
- Good knowledge of the hazards that can arise during the testing and the precautions that should be put in place
- A sound ability to recognise whether it’s unsafe to continue working

2. GAS SAFETY CERTIFICATES
These annual certificates guarantee that a property’s gas supply and gas appliances are safe for use. Therefore, every rental property that has any sort of gas appliance, whether it be a gas boiler, hob, oven or fire, requires a Gas Safety Certificate (also known as a CP12).
A copy of the annual gas safety certificate must be presented to your tenant within 28 days of the check being completed or to any new tenants prior to them moving in. You must also keep copies of the gas safety record for two years.
Your Gas Safety Check must be carried out by a registered Gas Safe engineer. The check will typically involve:
- Visually inspecting all appliances, pipework, and flues
- Checking for adeqaute ventilation
- Testing flue flow to make sure combustible materials are removed
- Checking all flame failure devices
- Checking for evidence of unsafe operation
- Check for gas leaks and correct combustion of the gas
3. ELECTRICAL INSTALLATION CONDITION REPORT (EICR)
WHAT IS AN EICR REPORT?
The law requires that landlords adopt a proactive approach to ensuring the safety and welfare of their tenants. As of July 2020, all private tenancies should be subject to an Electrical Installation Condition Reports (EICR) every 5 years. This will involve comprehensive testing of the fixed wiring within the property, and must be carried out by a qualified, registered Electrician.
Fixed installation tests are necessary because all electrical installations can sustain damage over time due to factors such as wear and tear, corrosion, or excessive electrical loading.
Your EICR Report should indicate the following:
- The condition & safety of all electrical circuits
- The condition of the consumer unit
- Whether or not there is risk of electric shock
